Land at LVS Hassocks is one of five sites identified in the Submission Draft Mid Sussex Local Plan to deliver a well-connected new neighbourhood in Sayers Common.
The Draft Mid Sussex Local Plan identifies Sayers Common for 2,543 new homes, with Land at LVS Hassocks (DPSC7) providing 200 homes, replacement school facilities, informal outdoor space, sustainable transport measures, highway works and sewage network upgrades in the local area.
Wates is working closely with the developers in Sayers Common, particularly Berkeley Homes, on infrastructure delivery. Berkeley is bringing forward the largest site in the Draft Local Plan (DPSC3) and is helping to ensure the timely provision of the key infrastructure needed to support all the new homes planned.
Berkeley’s site includes a new primary and secondary school, a nursery, two transport hubs, and a neighbourhood centre with space for community facilities such as a library, café, retail units, a medical facility, co-working space, and employment opportunities. Engagement on this site will take place separately in due course.
Wates is also bringing forward new infrastructure on Land at LVS Hassocks, which includes a brand new Special Educational Needs school and repurposing of the existing Chapel for a community use, in partnership with Plunkett UK, to support the new neighbourhood.
Wates helped to facilitate the Statement of Common Ground between all the developers working in Sayers Common.

Mid Sussex Local Plan
Following the Inspector’s initial correspondence, Mid Sussex District Council (MSDC) recently received a letter from the Inspector agreeing to the Council’s request for a further hearing about the Local Plan.
In the meantime, MSDC is preparing a Policy Position Statement to provide guidance on the appropriate approach to determining applications for sites included in the Draft Local Plan that are being brought forward for development.
